AGB
The accommodation contract is not to be treated differently than any other contract under civil law.
Unless otherwise agreed in the contract or general terms and conditions, the
The accommodation contract cannot be unilaterally terminated by either party.
There is no right to “cancel” a rental, regardless of the time or reasons for the cancellation.
The holiday home ordered and kept ready by the landlord is to be paid for in accordance with Section 535 sentence 2 BGB.
This applies even if the accommodation is not used.
RIGHT OF WITHDRAWAL
I.
The customer is granted a free cancellation of the holiday home rental up to the 28th day before arrival.
If you withdraw between the 21st and 15th day before the date of arrival, 50% of the agreed price will be charged.
If you cancel between the 14th and 4th day before arrival, we will charge 70% of the price.
If you withdraw from the 3rd day before the day of arrival, we will charge 90% of the booked price.
If the holiday home is not occupied without a declaration of withdrawal, we will charge 100% of the agreed price for the booked duration of the stay.
In the event of early departure, the price for the rented period will increase
100% charged.
TERMINATION FOR MONTHLY RENTALS

Without prejudice to a time limit for long-term bookings, both parties can terminate or extend prematurely in writing 15 days to the end of a calendar month. The contract partner must receive the notice of termination by the 15th of the month in question.
If the tenant has not given notice by the 16th of the month in question, the rental contract is extended by a further month.
The landlord has the right to withdraw from the agreements made in cases of force majeure (storm, hail, fire, water, death, etc.) which affect the use of the building
make impossible, as well as in the case of non-fulfillment of requested advance payments,

PRICES

The rent is generally paid in advance.
Individual special price agreements for long-term stays apply to
14/21/28 days or full months.
In the case of monthly rent with an agreed flat rent including all ancillary costs, a deposit of 1.5 months rent must be deposited.
In the event of any separate agreement or deviation in the rental price, we do not provide bed linen and towels.
In the heating period from October to March we charge a heating surcharge of € 1 per day.
PETS
IV
Keeping pets is not allowed.
PAYMENT + DEPOSIT

Payment is made in advance, 20% upon conclusion of the contract, the balance 10 days before departure, to the account of the landlord.
Reservations made 22 days prior to arrival at the earliest require payment of the entire travel price.
For short-term rentals, payment is made in cash when the keys are handed over.
For long-term renters on the first of the month in advance. In the case of companies, the invoicing with the corresponding payment term is decisive.
A deposit is required. For this purpose, a handover report will be drawn up upon arrival.
The amount of the deposit is € 200.00 and is due in cash upon arrival.
The deposit will be transferred back to your account in Germany upon proper return of the rental property, no later than 7 days after departure.
DAMAGE TO THE RENTAL EQUIPMENT

The tenant is obliged to notify the landlord of any damage or complaints immediately and the landlord will endeavor to remedy the defects and put them in order as soon as possible. The landlord has 24 hours to remedy the situation, only then is the tenant entitled to a price reduction.
If the rental property or its furnishings are damaged during the stay, we will invoice this separately after the end of the rental period.
After returning home, complaints are unfortunately no longer possible.
Smoking is strictly prohibited in the entire guest house.
The patio is available for our smoking guests. If you smoke in the house, a renovation fee of 1000 € will be charged to restore the smoke-free condition of the holiday home. Bringing pets is also prohibited.
In the event of a violation, we are forced to terminate the rental relationship with immediate effect without compensation.
PROHIBITED USE OF THE INTERNET

Any use of the Internet that damages the owner's reputation in public is prohibited.
The same applies to violations of applicable laws or regulations,
that means in particular the retrieval, offering or distribution of illegal content, in particular such that violates criminal, data protection, personal rights, licensing or copyright provisions,
the retrieval, offering or dissemination of political, discriminatory, defamatory or unconstitutional information - for example racist, sexist, pornographic information - is prohibited. The use of peer-to-peer or file sharing is not permitted; abuse will result in a report.
If necessary, claims for damages will be asserted.
VIII
Errors, printing and calculation errors are reserved. Verbal agreements only become effective when they have been confirmed in writing by the landlord. For all disputes arising from this contract and its fulfillment, the jurisdiction of the court at the place of rental is agreed, as far as legally permissible. The ineffectiveness of individual provisions of the contract or these conditions does not affect the effectiveness of the remaining agreements.
